Guest Reservations

  • What is your cancellation policy?

    Cancellation policies can vary based on property and length of stay, since we offer short, mid, and long-term rentals. Most fall between 30-60 days prior to check-in for a full refund. Please check your property listings for details after the input dates are selected. For further questions or clarification, please reach out to a reservations specialist.

  • Do you allow pets?

    Yes, certain properties with Ikon are pet friendly with additional pet fees. It is our pleasure to accommodate guests with disabilities and their trained service animal. We simply require answers to the following questions legally allowed by the ADA regarding your service animal. Is the service animal required because of a disability? What work or task has the service animal been trained to perform? There are not any extra charges for a service animal, nor do we increase the security deposit. However, guests remain liable for any and all damage caused by people or the service animal. Under the ADA, service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal’s work or the individual’s disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control by the handler at all times and not left alone at the house at any time. Falsely claiming a pet is a service animal is damaging to people who need the assistance of real service dogs. It is also illegal in numerous states to falsely claim an animal that is only a pet is a service animal. In Florida, falsely claiming a pet as a service animal is a second-degree misdemeanor under § 413.08(9), Fla. Stat. (2023). If we discover a guest has misrepresented a pet as a service animal, we reserve the right to seek financial restitution, report fraudulent claims to government authorities and to evict the guest(s) without further notice. In the latter case, there will be no right to a refund for unused rent. An Emotional Support Animal (ESA) is not considered a service animal under the ADA and Florida Law and is prohibited at the resorts.   • Do you allow smoking?

    No. Under no circumstances is smoking of any product; cannabis, cigarettes, cigars, vaping, etc. allowed. If this policy is violated there is up to a $2,500.00 charge to abate the residue and smell. This is strictly enforced and will result in immediate cancelation of your reservation and your removal from the property with no refund.

  • Is early check in/check out available?

    Early: Yes, if the unit is cleaned and available. Fees vary by property. Late: Yes, if there is not a check in on the same day. Fees vary by property. Standard Check-in time is at 4:00 PM, and checkout time is at 10:00 AM.

  • What restrictions do you have on renting a property?

    You must be 21 years of age, submit valid identification I. E. front and back of your driver’s license, or a valid passport bearing the same information, etc. Please be aware we check validity of identification. If you are under 21 years of age you cannot lease one of our units without a person 21 years of age or over who will assume full responsibility for payment, damages to the unit and pay double the security deposit.

  • Do you have house rules?

    Yes, we do, and they are clearly posted in each unit, as well as the rental agreement that must be signed prior to your check-in. We have quiet hours which are strictly enforced by local authorities and any violation of these terms results in immediate expulsion from the unit with no refund.

  • Are we allowed to have additional guests stay over?

    No. Only guests on the booking reservations are allowed to remain in the unit. There are no overnight unregistered guests allowed. This is strictly enforced due to insurance regulations.

  • What supplies are included in the unit?

    Each rental unit has different available amenities by properties. Every property offers a starter pack at a minimum with toilet paper, dish soap, coffee, etc., but some offer full upgraded amenities of laundry soap, dishwasher liquid, etc. The length of stay and type of property will determine if the supplies will cover your whole stay. We also offer concierge services including grocery delivery, personal chef curated meals, travel booking accommodations including private flight charters, event tickets, dining reservations, and more. Please inquire for specific supplies or questions regarding items available for your arrival.

    Yes! We offer a competitive referral and affiliate program to compensate anyone who brings in a management referral that results in a signed management agreement.

  • What are your management fees?

    We offer a competitive management fee structure that is tailored to your management needs. We are not a cookie-cutter management company that pushes everyone into the same contract and leaves them to the ebb and flow. We strive to give a personalized management experience, where you don't just feel like one of the masses. Every one of our owners gets their own personalized needs with our extensive array of real estate management services.
